It sounds like what you need is an attorney, not a template.

Thanks for the advise..I have an actual Deed of Trust for myself already..I
want to revise some of the numbers..and of course..want to save some lawyer fees.. Scan it in with OCR software and edit that.
Keep in mind that the money you save by not suing an attorney could end up being a lot less than it costs you when your DIY documentation doesn't hold up in a court.
